The meeting was called to order by Chairman Mark Huntley at 2:10 p.m.
The purpose of the meeting was to discuss the roof of the new addition/ renovation project at the school.
Gene talked about the options the Board is considering for the roof.
Option 1: Metal roof with snow guards and biteuthane in the lower six feet of the roof all the way around. The cost of the metal roof is $158,000 which includes ice guards and 6 foot strip of biteuthane on the new addition.
Option 2: Asphalt with biteuthane in the lower six feet of the roof all the way around. The cost for the asphalt roof is estimated to be $113,000. This price does include removal of all the old shingles.
If we wanted to install biteuthane over the entire existing roof roof, the additional cost would be $28,000. An additional $7,000 would be needed to install biteuthane on the new addition. If you subtract the allowance of $3,000 presently in the budget, the cost for the entire roof to have an underlayment of biteuthane is $32,000. Spraying in the foam insulation on the entire roof would be $133,000. Jim indicated that these options would be nice, but we do not have the money to do either of these options.
Ed reminded the board that the decision which we need to make is asphalt or metal.
There was more discussion on solving the roof leak problems. The snow guards across the entire roof reduces the reason for the guards in the first place. If we use them over the entrances only, that would help. We would need to see how far the snow slides off the roof to make a safe space. Liz expressed concerns for the safety of the children. She shared the letter from the architect, which indicated they did not recommend the standing seam. The standing seam roof has a life span of 50 years, while a good asphalt roof may last for as long as 40 years.
Ed said we need to err on the side of safety, so we might have to annually put up barricades to keep people from the possible slide area.
The present roof is built to withstand 85 pounds per square foot, so we should not have to shovel the roof due to structural concerns. Most of the buildings in the area are rated for 55 pounds per square foot. it was the general consensus that we should never get enough snow in the is area to have to worry about the structural integrity of the roof. The ice guards will hold the snow, which defeats the purpose we were considering for the roof.
There was a suggestion that we could add the spray foam insulation at another time, if necessary. Also talked about tightening up, so we could minimize heat loss.
Roofer feels there is a better way to get a cold attic, but he has not taken this any further until we make a decision as to what way we are going. He will have other suggestions on things we can do to reduce the possibility of ice dams and water backup.
The committee talked about the reasons why we had water leaks..due to ice backup or due to missing shingles and damage done from shoveling. We agreed that all of the reasons were probably contributing to the leaking roof.
Gene Bont - Moved we install the asphalt shingles with 6 foot biteuthane. Seconded Jim Ballantine. All approved.
Liz requested that the Board seriously consider covering the entire roof surface with biteuthane. Jim said almost all of the leaking has been on the back side. He also mentioned that Dan indicated the roofer said there is a new type of material on the market to use instead of biteuthane, although we do not know anything more about it. It is believed that it is a less expensive alternate to biteuthane. Liz asked that the Board spend at least the amount that the town approved at the town meeting for the roof. This could be made up with additional insulation, and possibly a full cover with biteuthane. The roofer will make additional recommendations once he knows that we are going with asphalt.
Liz expressed her disappointment with support from the architects.
